This plastering refurbishment project was carried out within a large four storey house in Muswell Hill, North London. The client had requested specific repair work to damaged plastered walls and ceilings on three levels of this period house including; the first floor bathroom, second floor bathroom and third floor home office.
We began working on the first floor bathroom where the ceiling was damaged by a leak from above. Firstly we had to remove a meter square area of the ceiling plaster where the leak had caused the most damage and rotted the timber window frame. The timber was carefully removed and a new stud frame was fitted in preparation for plasterboarding. This area was then fitted with plasterboard and sealed with PVA adhesive. We used a patching technique as a base coat to even the surfaces of the walls and ceiling before finishing with a top coat of plaster to achieve our high quality smooth finish which is then ready for decoration.
Work on the second floor bathroom began with sealing the plasterboard walls with PVA adhesive. The walls were then plastered with two coats of British gypsum multi-finish plaster for our smooth high quality plastered finish.
Work on the third floor was required due to water damage around the window. The timber frame and plasterboard had rotted and was therefore removed. As work got under way we established that there was actually a hidden steel lintel support above the window. To resolve the problem we were required to make a timber frame out of a 22mm baton to support the plasterboard that would sit on front and beneath the steel lintel in order to match the existing window above.
